Rent Reviews and Lease Renewals

The rent review process is the single most important event for all leased property following the initial letting; be it for a landlord seeking to maximise the return on their investment or a tenant who needs to keep their rental outlay to the minimum.

Bannon has acted for both landlords and tenants in rent review negotiations and third party determinations, from single retail units or office suites to large shopping centres and office blocks.

We recently completed, for example, the rent review process on behalf of the landlords at each of The Ilac Centre, Dublin and the Pavilions Shopping Centre, Swords.

Bannon also advises and negotiates on lease renewals, as well as on all general property matters relating to Landlord and Tenant.

Compulsory Purchase Orders (CPO)

Our dedicated CPO team represents affected property owners in all types of compulsory acquisitions throughout the country, from wayleaves to major motorway schemes.

We are involved in all phases of the CPO process from a scheme's inception through to payment of compensation and completion of the works.

Rating

The first rating revaluation since 1988 on commercial property is currently underway. All commercial occupiers can benefit from the professional and experienced rating advice that we offer.

Valuations

Bannon undertakes valuation instructions on all aspects of commercial property. We provide valuations most commonly for the main lending institutions, as well as for developers, corporates, local authorities and religious orders.

We have undertaken valuations on several large commercial property portfolios, eg. supermarket operators, developers and religious organisations.
