Bannon’s retail team has an extensive knowledge of the complex asset class that is retail. Bannon began as a primarily retail agency and remains Ireland’s retail specialist. We have concluded over 750 retail lettings and acquisitions over the last 5 years.

Bannon’s retail portfolio consists of over 35 retail schemes across the country such as Blanchardstown Centre, Pavilions Shopping Centre, Ilac Shopping Centre, Marshes Shopping and Athlone Town centre amongst many more. Our in-depth knowledge of the sector permits us to provide valuable advice and market knowledge to our clients. We also act on behalf of a number of well-known retailers such as Carphone Warehouse, Mango, McCabes Pharmacy and EuroGiant.

Investment

Services

Bannon’s highly experienced investment team specialise in both the sale and acquisition of individual assets or portfolios of Irish assets across all the market sectors of office retail and industrial.

Disposals

We provide advice on all aspects of domestic disposals from initial valuation and pre-sale assessment to identify the most appropriate route to market. With numerous in-house requirements and an ongoing awareness of the most active investment requirements in the market we also offer the opportunity to privately market product on a targeted ‘off market’ basis prior to activating, if required, a full public marketing campaign.

Acquisitions

From identifying investment opportunities to simply assessing “value for money” our core objective is to furnish our clients with up-to-date expert advice in respect of all aspects of a properties acquisition. We deliver a comprehensive due diligence service including detailed lease review, covenant assessment and identifying asset management opportunities. We liaise with all real estate advisors involved in the transactions from solicitors to building surveyors and maintain communication between them and the client for the duration of the transaction.

Internationally, we feel we provide a broader acquisition service than the traditional agency’s practices as we are not confined to use only one UK or European estate agency. We source product, local knowledge and due diligence services from a range of boutique firm’s throughout the UK and Europe which we feel delivers our clients a superior service in an increasingly specialised property environment.

Deal Structuring/Development Finance

As a result of a more constrained lending environment the importance of maximising development finance options is critical, e.g. forward funding and forward sale options. In this regard putting structures in place to maximise the potential of any development, both in terms of lot size and the provision of a ‘multi-ownership structure’ is key. Similarly the documentation that falls out of such structures, such as co-ownership agreements, can have a significant impact on the marketability and value of both the element disposed and those retained.

The investment team in Bannon have been at the forefront of these structures over the years with an involvement in the countries most high profile forward sales (South King Street) and co-ownerships (Ilac, Pavilions).
